Our proven methods of cost containment, value engineering, phasing,
scheduling and preplanning consistently produce high value for the
Owner while being sensitive to the driving force behind each project.
Our involvement starts with a five-step program initiated by the
first set of conceptual drawings. The end result is a detailed guaranteed
maximum cost with accompanying critical path method schedule and
phasing plan.

General
Contracting
J.J. DeLuca
maintains a full estimating staff and project management department
ready to handle your next project in a traditional bid, buy and
run environment. Because the firm is dedicated to client satisfaction
and repeat business, we offer the same service described above even
though a more traditional general construction scenario is utilized.
Under this arrangement, we guarantee our performance using the highest
quality service, commitment to technical excellence, and the maximum
concern for safety during the course of the project.
As a standard
service on all projects, we offer a monthly progress reporting technique
using the latest state-of the-art software to keep the project team
and other interested parties informed of all critical decisions
being made. This monthly package includes a narrative status report
by trade and area, shop drawing/submittal log, vendor/subcontractor
logs, financial reports, CPM progress schedule, two week look-ahead
schedule, and progress photos. Communication is a hallmark to success.
We strive to improve communications to all team members using the
tools described above.
Design/Build
The
most recent and innovative delivery system available in our industry
is the design-build process, whereby the Owner holds one contract
with the Design-Builder. The Design-Builder then either designs
in-house or retains an architect to design the project to the Owner's
criterion. J.J. DeLuca has several design professionals on staff
to handle the architectural and engineering needs of smaller projects.
We also have relationships with regional architectural/engineering
firms that possess the capability and resources to design complex
structures in the markets and industries that we specialize in.
Over the past three years, nearly twenty percent of the projects
completed by J.J. DeLuca have been done under the design-build scenario.
This percentage is in line with the industry wide averages for total
design-build work.
The advantages
of design-build include fast track design and an earlier delivery
date, elimination of certain exposures to the Owner by transferring
the risk of design and construction to one entity, reduction of
potential claims that an Owner may be subject to, and better control
of the development budget.
J.J. DeLuca's
program for design-build work starts in the planning, zoning, and
governmental approval process. Following these approvals, we engage
design professionals to begin preparation of conceptual documents
for review. We then outline a specific program tailored to the Owner's
needs to ensure a successful outcome. Since each project has its
own set of criterion, and each state has it's own licensure laws
governing the approval process, careful attention is required to
ensure compliance with all authorities.
Notwithstanding
the complex approval process, the design-build delivery system will
continue to gain popularity because of the "One Stop Shopping" concept
