When J. J. DeLuca Company serves as Construction Manager, we join with the owner's design team at the inception of the project. This early partnership provides a smooth development process with the tools and analyses that assure cost and schedule certainty at every turn. J. J. DeLuca provides detailed cost containment measures, value engineering, scheduling and constructability feedback to the design team. As the design documents are further developed, J. J. DeLuca will enter into a guaranteed maximum price contract, establishing a fixed financial exposure for the owner prior to the start of construction.

We scrub the design documents for all variables, prequalify a custom group of proven subcontractors and negotiate best value contracts for our clients. We identify long lead items, drive the schedule, monitor quality control and champion architectural intent to a complete and coordinated project completion. With this method, the investment of planning during design pays off in reduced cost, increased quality and on time delivery.
