philosophy. We have been growing very steadily each year and are
one of the largest General Contractors based in the Greater Philadelphia
area.
Our experience

Company is committed to being a customer-oriented organization.
We are convinced that we will continually increase overall efficiency
and levels of customer service by constant use of the principles
of Total Quality.
We recognize
the significant advantages of superior customer relations. This
fact is evidenced by the large percentage of repeat business we
enjoy. Our concept of "Customers for Life" highlights our understanding
that long-term success is dependent on having satisfied customers.
The goal of the "Customers for Life" initiative is that our efforts
are placed on providing a wide range of construction services with
unparalleled attention to customer requirements.

Company's "Project 4 Plus" initiative contributed to strengthening
our commitment to customer satisfaction. "Project 4 Plus" is based
on four principles:

The principles
of Total Quality were originally proven very effective in the manufacturing
sector. J. J. DeLuca Company recognized that these same principles
should be adapted and applied to the construction process. We are
committed to the development of new ideas and systems, which will
improve the construction process and make us more responsive to
client needs. Cooperation and teamwork are essential to the success
of large complex construction projects. A comprehensive Total Quality
program promotes these attitudes. The following briefly describes
our Total Quality program.

Definition of Total Quality
Total Quality
is a series of systematic and company-wide management improvement
processes, which result in expansion of sales and growth through
achieving customer satisfaction.
The approach
to Total Quality is based on four principles: Customer Satisfaction,
Management by Fact, PDCA (Plan-Do-Check-Act), and Respect for People.
Customer
Satisfaction
J. J. DeLuca
Company defines Quality as customer satisfaction. This is the only
definition that is acceptable if we expect to remain competitive
into the future. Our commitment and our resolve to achieve customer
satisfaction is reiterated in our Mission Statement:
"To nurture
client relationships in order to develop customers for life.
We believe this is achievable by providing the highest level of
service through the pursuit and applications of technical excellence,
creativity and integrity at a reasonable price."
Management
by Fact
The principle
of Management by Fact urges the use of data to guide decision making.
Contrary to the all too prevalent management practice of basing
decisions on guessing, intuition, assumptions and "gut feeling",
decisions within the Total Quality context are made based on facts
and data gathered in response to the need to improve a process.
PDCA (Plan-Do-Check-Act)
A key element
of Total Quality is the application of PDCA to all activities. PLAN
- First, plan the work by making the target of quality clear and
by determining a method to achieve that target. DO - The plan must
be communicated and the team trained. Most importantly, the plan
must be executed "as planned". CHECK - The result must be compared
to the target to determine whether the desired level of quality
is achieved. ACT - If the desired quality is not achieved, analyze
the problem and develop a different plan. If the desired quality
is achieved, the process is standardized.
Respect
for People
Each person
needs to listen to and support the capacity of all other employees
for self-motivation and creative thought. This principle recognizes
that people are our most important asset and that the people who
work with a process know the most about it. Further, they understand
the problems, and, often the solutions.
Implementation
of Total Quality begins with the commitment of James J. DeLuca and
the company's management and it's effectiveness of achieving customer
satisfaction is self evident - 75% of business comes from repeat
clients and architects.

Safety |
|
| |
|
|
| |
J.
J. DeLuca Company's Safety Policy entitles every employee to work
under safe conditions on every project. To this end, every reasonable
effort is made to provide for safe and healthy working conditions
and to eliminate hazards that can cause injury to workers or damage
to property and equipment.
Each and every
individual at J. J. DeLuca Company from President to laborer shares
the responsibility for observing and implementing all safety rules,
regulations, and safe work practices. To
ensure safe working conditions J. J. DeLuca Company has developed
its own safety manual that is reviewed and updated periodically.
In house seminars for employees are held regularly to discuss safety
issues and any recent changes in regulations affecting safety.
This policy on
safety is incorporated in all subcontracts and our subcontractors
are required to provide their safety manuals and MSDS sheets before
they begin work. Subcontractors must also identify their safety officer
and hold weekly on site tail gate safety meetings.
These meetings
are attended by our superintendents, and minutes are kept. In addition
to personnel inspecting sites at every opportunity, biweekly inspections
are made by an independent Safety Consultant. Reports of these inspections
are given not only to the subcontractors, project superintendents,
and project managers, but are also given to upper management for
their review and action.
The J.
J. DeLuca Company Safety Program has resulted in a marked cost benefit
through lower down time and much lower compensation assessments
than the industry standard.
